Foresite through our parent company, Envirohomes, have been involved in the design and project management of over 200 energy efficient domestic new builds. In 2008 we started developing our own energy efficient specification that was consistently delivering an as constructed performance of 12 kgCo2/m2/yr. at an extra cost of 7% over the 2008 building regulations cost to build.

This performance was achieved by us manufacturing our own timber frames and developing our own typical details and psi values that were calculated using approved software to BR 429, with good design our buildings were achieving y factor values of between 0.04 and 0.06 W/m2K and because we had developed our own in house quality control system with onsite fabric and fixed building customised compliance documents, we could use our specification into SAP to calculate the as constructed EPC.

Our specification was a balance between performance and cost, our U value design would be equivalent to the FEE standard but our real gains were the thermal bridge detail and the fact that all our buildings consistently achieve air permeability results of less than 1 air exchange per hour. This allowed us to use Mechanical Heat recovery Units and only have space heating in half the building.

We understand what is required to design and construct energy efficient buildings, and we have spent the last three years developing software which we have patented that will bridge the performance gap between design-procurement and Building Control. The system we have developed can be used in any jurisdiction and works within the existing system and is cost effective.

The system is more than software, it is design to work with manufacturers to develop new solutions and to use the framework to help deliver zero carbon in both design and construction. The custodians of this cloud based system need to understand how energy efficient buildings are designed and constructed on site.

We plan to further develop the cloud based design and building control system for Part L1A by adding new details later in the year. We also plan to link a cloud based quantity surveying software with the design and building control system that will produced itemised bill of quantities that can generate interim valuations.
