Performance construction costs for Timber Frame construction method.

Foresite have taken a 1250 sqft semi detached building built to the 2010 building regulations as the base construction cost the following table will give the designer an idea of how much it will cost to build to the FEE Standard and Extreme Fabric building regulations.

This table shows that to get the fabric of this semi detached building to the Extreme Fabric building regulations will cost just 3 % more to building to than the the FEE Standard regulations.

This system encourages designers and promoters to get the fabric right and to introduce the fixed building specifications over the next ten years or more as more renewable technologies get less expensive.

We are assuming the actual cost to build is £80.00 per sq ft, so the approxiamtre cost to build is £100,000.00, the percentage extra over cost is related to the overall construction cost of £100,000.00 for the 2010 building regulations

Future Proofing the building

The system encourages designers and promoters to future proof their dwellings against the inevitable increase in energy costs. At some stage in the future all the existing building stock will need to become zero carbon, it is easy and cost effective to retrofit the fixed building specification but the fabric of the building will be much more difficult and costly to retrofit.
